When renovating your home, or just doing a few updates here and there, here are 5 tips you should not follow for home improvement projects.
1. Tear down that wall!
You probably know that some walls are load-bearing - which literally hold up floors or framework. Walls can also contain electric wiring or plumbing. It's best to have a professional check to see if a wall can come down before swinging your sledgehammer.
2. Be trendy.
Trendy means it will eventually (most likely) go out of style. What's "in" right now may be "out" sooner than you think. If you really love a look, go for it! Never let a designer push you into a trend that you don't like. And keep in mind, if you're hoping to sell your home, some trends might not work for the average homeowner.
3. Replace your worn-out wood flooring.
If your wood floors are looking a little rough, don't just fix with inexpensive laminate or carpeting for something that's easier to clean. Unless you have extensive deterioration, like water damage, try to either replace or refurbish your wood floors; ripping it out may lower the value of your home.
4. Use the best-quality (aka: expensive) materials.
Just because it costs the most, doesn't mean it's the best. Nice granite would cost you about $35 to $50 per square foot versus $100 or more for marble. When it comes to appraisers or the next buyer, there's not much of a difference in their eyes.
Just know what you are REALLY able to do yourself. Just because you saw it done on HGTV or watched a video on YouTube doesn't necessarily mean you're qualified.
